There are many factors that can sour a deal.  Financing, location, school systems, material defect with the home, to name a few.  The important thing is trying to make your home stand out from others that are for sale.  Positioning your home in the best possible light is critical.  A best practice is to clean the home thoroughly and clear out any odors.  Most buyers will notice dirt and grime throughout the home.  Another issue is clutter.  Perhaps clean out the closets, refrigerator magnets, old files, and other areas.  Minimizing the clutter can really help the appeal of your home.  Next, wall paper and dated kitchen cabinets can be a turn off for many buyers.  Finally, try to maximize your curb appeal.  We always try to encourage the seller to mow the grass, landscape, paint, etc.  Showing the property inside and out in the best light possible will go far.
